Condition Surveys Explained

A condition survey involves a detailed inspection to determine the condition of a building’s mechanical and electrical systems.



The information obtained is then used to inform future maintenance of a building. It lets property owners anticipate issues that are likely to arise in the future so they can budget accordingly.

What is a condition survey?

These assessments provide insight into the condition of the M&E systems in place within a building and determine their life expectancy.


Any potential issues are highlighted so appropriate solutions can be developed. These surveys help property owners anticipate future costs rather than having to respond to problems as and when they arise.


M&E surveys reveal the condition of M&E systems on a site, detect any significant defects within these, identify what maintenance work is required, and highlight different options available (eg. maintenance, refurbishment, or total replacement). 



While these inspections can be conducted as a standalone assessment, the information obtained can also be used to create due diligence reports, dilapidation surveys, planned maintenance reports, suitability assessments, and feasibility studies.

M&E Surveys

Each mechanical and electrical element within a building is graded from ‘A’ to ‘D’ based on its condition. ‘A’ is awarded to high-quality items while a ‘D’ grading signals an element is at high risk of failure or cannot be repaired. All poorly graded items are given a priority rating depending on the urgency of the work needed.


The life expectancy of all elements is projected, and it offers a timescale as to when items will need to be repaired or replaced. Costs involved for repairs and renewals can also be included.
